What 'One Team' Actually Means on a Commercial Build

Every GC says they coordinate their subs. What most mean is that they schedule them separately and hope the handoffs work out. Here's what real coordination looks like.

Every GC says they coordinate their subs. What most mean is that they schedule them separately and hope the handoffs work out. Conference room isn't done? AV sub gets pushed. Pushed sub misses the ceiling closure window. Ceiling closes. Now the AV sub is cutting drywall and the GC is writing an RFI.

We've been on both sides of that dynamic — as the sub getting pushed, and as the GC pushing. Which is why we built a different model.

Construction, interiors, and technology under one contract.

When the team building your walls is the same team routing your cabling, framing your AV millwork, and commissioning your control systems, the coordination problem disappears — because there's no one to coordinate with. There's one schedule, one point of contact, and one entity responsible when something doesn't fit.

What this looks like on a typical commercial project:

  • Design-phase: we review architectural and MEP drawings and issue a coordinated low-voltage plan before permit
  • Rough-in: our trades pull conduit, place back boxes, and stage infrastructure alongside framing and MEP
  • Finish phase: interiors and technology install in sequence, not in conflict
  • Commissioning: systems are tested as a whole, not handed off between separate vendors

Why it matters for your schedule:

On commercial projects, a meaningful share of the technology budget is often lost to change orders caused by late coordination. Cable routes that weren't planned. Equipment rooms that shrank. Ceilings that closed before the AV rough-in was complete.

We work to eliminate that category of cost — not by being cheaper, but by removing the gaps between trades where cost hides.

If you're bidding a commercial project and want to understand what a fully coordinated scope looks like, send us your drawings.

Send us your drawings.

We know what you're going through, because we do too.

We're developers who hire GCs and subs every day. We've dealt with the ghosting and the disappearing deposits, so you don't have to.
