Logan Square

Greystones, boulevards, and kitchens that finally match them.

Logan Square's greystones and boulevard homes deserve work that respects their craftsmanship. Ascendesign plans finished rooms with a modern eye — kitchens, baths, full renovations — and builds them with vetted crews.

Building here

Housing stock: Logan Square is known for its "greystones" — masonry buildings faced with gray Indiana limestone — along with brick two- and three-flats, workers' cottages, and bungalows. The Logan Square Boulevards District (Logan, Kedzie, Palmer and Humboldt Boulevards, generally north of Cortland) was designated a Chicago Landmark District in 2005, with buildings dating from about 1880–1930.

Typical projects: Greystone and two-flat interior renovations, kitchen and bath remodels, de-conversions to single-family. [PLACEHOLDER — confirm]

Permitting: Work here is permitted by the City of Chicago Department of Buildings. Smaller nonstructural interior alterations (up to 2,000 sq ft, no moved walls or doorways other than closets) can often use the online Express Permit Program; work that needs architectural plans — structural changes, exterior work, reconfigured walls — goes through Standard Plan Review via E-Plan, and all projects require zoning approval. We confirm the right path for your scope before work starts.

Questions we hear

I live on the boulevard — what changes need landmark review?

Properties in the Logan Square Boulevards District generally need Commission on Chicago Landmarks review for exterior work visible from the street. We verify your address and plan the exterior scope accordingly.

Who pulls the permits?

We pull the required City of Chicago permits for the work we contract, and we'll tell you up front whether your scope fits the Express Permit Program or needs Standard Plan Review with architect-stamped drawings.

How do you choose the crews who work on my home?

We vet every contractor. Some jobs take 60–80 bids because many don't call back, don't show up, aren't insured, or are booked months out. We screen for insurance before anyone is put on your project.
